One of the home we featured last week has lowered its price. Here is the list for September 29th, 2019.
BEST DEAL IN SHALLOTTE
4790 Hen Cove Ave SW
When we first glanced at this picture we thought we were looking at a townhome with two separate porches in the front. It’s not. This is a single-family, tri-level home. The main entrance is on the right. The stairs on the left lead to the living area. This home debuted on the market in the spring. It caught our attention earlier this month when the owners lowered its price by $10,000. The price now sits at under $100 per square foot. We think its a great deal because the home has been completely updated and renovated. The kitchen is modern with granite countertops and stainless steel. New Laminate floors run throughout the downstairs as well as the middle level. The home has three bedrooms, three baths in just under 2,000 square feet. It is only a mile away from a public boat launch. As you can tell from the photo there is no garage, which may be an issue for some buyers. Asking price $199,000.

BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $138.91 The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms, and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $279,900.

BEST DEAL UNDER $150,000
486 Hollyview Drive, Bolvia
Let’s get the negative out of the way first, because it could be a big issue for some buyers. The listing information suggest this home will not qualify for a VA or FHA loan. The reason is the home, which was built in 1972, started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that may keep this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home includes an additional storage unit and a fenced-in storage area big enough for a fishing boat. Asking price $109,900.

BEST DEAL IN OCEAN FOREST LAKES
304 Okeechobee Rd, Wilmington
The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $369,995.

The owners designed this custom built home with features including a first floor master and guest suite, signature stucco, arches, trey ceilings, iron railings, a wine cellar and an elevator. To be sure this is a prime home at a prime price, but it is truly a one-of-a-kind deal. Inside the main house, even the most discriminating buyer will be impressed by all the custom features and details. A few examples: red onyx around the two-sided fireplace; bamboo floors with black walnut inlay; hand-woven carpeting up the main staircase and around the rotunda area; English Beech and eucalyptus wood in the great room; custom wrought iron banisters fashioned to look like sea grass; gravity glass sinks; and the list goes on and on.
