One line from a Wikipedia page sums up everything you need to know about Rocky Point, North Carolina. The online encyclopedia describes the Pender County community this way: “Rocky Point is just a two stoplight town (three, counting the one off I-40).”
You see, Rocky Point is small. So small that it’s technically not even a town—just an unincorporated area. It doesn’t have its own government. There’s no mayor, no town council, no police department. It does have a fire crew, but virtually the entire staff is volunteer.
Yes, Rocky Point is small, but maybe only FOR NOW! If some developers have their way, the area could explode in the next few years with plans to add thousands of new homes and perhaps tens of thousands of new residents.
“It seems pretty clear that the growth and development are ready to cross the county line,” said Kris Summers, who serves as the Pender County expert for Just For Buyers Realty. “Rocky Point is under the perfect storm of everything buyers want. It’s in a great school district, taxes are lower, lot sizes are much bigger, and homes are cheaper.”
So far in 2023, the average price for an existing home in Rocky Point is $340,459. That’s far cheaper than the average prices found in any community located within a 15-minute drive from downtown Wilmington. And buyers could soon have more options.
The Pender County Technical Review Committee recently looked at plans to add homes to the future Lane’s Ferry Community. The development has already received the green light to build 2,695 single-family homes on a 900-acre tract. They now want to add 134 homes plus 125 townhomes on an additional 40 acres.
According to the plans submitted to Pender County, the Lane’s Ferry Development alone could add 8,000 to 10,000 new folks to the Rocky Point population. There are now only 1,600 residents living in Rocky Point. The influx in population would increase demands for additional schools, stores, restaurants, and other commerce and services. The developers say they have entered into talks with the Pender County Board of Education to have a new elementary school inside the development. They also claim to be in discussions with at least one national grocery chain.
But Lane’s Ferry Landing is only one of the major developments that has its sights on Rocky Point. Another massive development called Falls Mist Village has plans to build 750 single-family homes on more than 300 acres.
“What excites me the most about these projects is they appear to be designed for younger buyers—folks who’ve been priced out of so many other areas. We are not talking about another community for retirees who relocated here from the north,” said Summers. “They want to build a school inside the development; that means these communities will be catered to young families.”
So yes, Wikipedia is right. Rocky Point is a two-light town (or technically three). But that’s for now… only for now. The development and growth are on their way.
