Homebuilder Del Webb broke ground last week on the other side of the Cape Fear River, with its first project in Brunswick County.
Del Webb is best known in this region for developing more than 500 homes in Wilmington’s Riverlights community, a neighborhood specifically designed for residents aged 55 and older. Now, Del Webb is setting its sights on northern Brunswick County to build a similar community, addressing a growing demand among active adults in their 50s.
This new community, Del Webb at Mallory Creek, will be located in Leland and will feature 800 ranch-style homes alongside an array of amenities, including a 20,000-square-foot clubhouse, indoor and outdoor pools, and courts for pickleball and bocce—ideal for social and active lifestyles. The neighborhood is designed to be “golf cart friendly,” encouraging easy mobility and community engagement.
Currently, six model homes are on display, showcasing designs starting in the low $400,000s. The monthly HOA fee, set under $300, includes high-speed internet, lawn care, all amenities, and even a lifestyle director, offering a maintenance-free, connected lifestyle. Homes are single-story, ranch-style models with two to four bedrooms, ranging from 1,200 to 2,700 square feet.
