Fall Brook is located off Highway 117 in the town of Rocky Point, North Carolina. It was developed between 2006 and 2008. Originally it was designed as a place where buyers could get more home for their money. The first listings hovered around $200,000, but have gone up dramatically over the years.
The subdivision contains approximately 30 homes, ranging in size between 1,600 square feet and 2,500 square feet. Most offer four bedrooms and three bathrooms. The most common style is traditional colonial and what we would call a modern day bungalow.
What we like most about this subdivision is the size of yards. The smallest yards are a half acre, with some homes sitting on more than an acre and a half.
There are two issues we feel need to be addressed about Fall Brook and the surrounding area. First owners need to be conditioned to live in the country. Rocky Point is a small town with approximately 1,700 residents. This is the type of place that once you get home, chances are you are going to stay home. There aren’t many places to run quick errands. The nearest location for shopping and commerce is either Burgaw (a 13 minute drive) or Castle Hayne (10 mins away.)
The other issue is the uncertain future. Currently there are plans to build a massive development, with 750 homes, that will surround Fall Brook. If approved that could mean some homeowners who moved to Rocky Point to escape the growth may choose to move again.
In the last 12 months three homes have sold in the neighborhood for an average of $383,666.
Fall Brook is in the Rocky Point Elementary, Cape Fear Middle, and Heidi Trask High school districts.
